This groundbreaking project in Baltimore is the first new residential high-rise on the Inner Harbor, offering stunning harbor and downtown views and amenities that make it truly “destination residential.”
The building is not only a striking addition to the Baltimore skyline, but it also offers a sensitively designed pedestrian streetscape comprised of generous sidewalks, planters with large shade trees, and an expansive retail terrace allowing businesses to spill outdoors into the public realm. But the signature attraction is a nearly half-acre 7th-floor amenity deck furnished with all of the contemporary amenities high-end tenants expect: pool, resort-style sun shelf, spa, cabanas, herb and community garden, two-sided outdoor video monitor, “summer kitchen” with lounge, dining, and kitchen components, fire pit lounges, shade structures, a dog park and more. This project is helping to define an expanded upper end of the urban residential market.
Our team was responsible for the design and detailing of all exterior spaces, including streetscape, amenity deck and green roofs, and was also instrumental in obtaining municipal approvals during the entitlements phase. This included landscape plantings, hardscape, architectural shade structures, the summer kitchen and other grill stations, and providing significant collaborative input into the amenity deck lighting and furnishings.
