This redevelopment transformed a collection of existing single-story retail buildings into a new multi-story mixed-use development for commercial and residential use.

Confluence led the development master planning for the project, which is being completed in three phases. Our team guided the placement of all proposed buildings, parking and site circulation, and the configuration of open space areas and amenities throughout the project. Our team also led creation of identification signage and water features. The project maintained several pad site buildings that were revitalized and integrated into the overall aesthetic appearance.

To assist the client to successfully achieve entitlements and development incentives, we also created numerous development illustrations and video animation to portray before and after conditions of the site, project phasing and the proposed building massing. Phase One included a mixed-use apartment development with ground floor retail. Phase Two included a dynamic new entertainment and pickleball complex called SERV. Phase Three includes a proposed apartment development in between Phases One and Two.
